APPLETON – Park Place Holdings is converting part of the office building at 1101 E. South River into South River MicroFlats, a 15-unit micro-apartment community set to open in April 2026.
Park Place Holding CEO and Founder Caleb Hayes said the project – currently accepting pre-leases – will offer studio and one-bedroom apartments ranging from 275 to 438 square feet with flexible lease terms from one month to a year, both furnished and unfurnished.
Hayes said the development provides convenient access to downtown Appleton, Lawrence University and major transportation routes, with amenities including outdoor courtyards, a fitness center, Wi-Fi and modern workspaces.
He said the project reflects a growing trend of repurposing underutilized office buildings into housing to meet local demand for flexible, short-term rentals, particularly for traveling professionals and students.
“South River MicroFlats reflects our commitment to reinvesting in Wisconsin communities in ways that respond to real housing needs,” he said. “Short-term housing remains a critical need in Appleton. Fully furnished apartments with flexible lease terms, even as short as one month, allow residents to settle in quickly without the cost or burden of moving furniture or committing to a long-term lease.”
Hayes said Park Place Holdings is considering a potential expansion of up to 90 additional units at the site.
“Our goal is to create a thoughtfully designed community that enhances everyday living while contributing to a stronger, more connected neighborhood,” he said.
