Stevens Construction Corp. expanding presence into NE Wisconsin

Appleton office is located within the city’s Park Place Business Park

APPLETON – To support its expanding operations in Northeast Wisconsin, Madison-based Stevens Construction Corp. is setting up shop in a 3,000-square-foot office at 47 Park Place, Suite 850, within the city’s Park Place Business Park in Appleton

President and CEO Mark Rudnicki said the expansion reflects Stevens Construction’s growing presence in the region, highlighted by projects such as The Promenade, NOVA Apartments and Mill on Main.

Rudnicki said the new office offers convenient and strategic access to Interstate 41, while also establishing a permanent local presence to better serve its clients, subcontractors, employees and the community.

“Establishing a new office in Northeast Wisconsin strengthens our connection to the region and enhances our ability to support the communities we serve,” he said.

Chris Krieg, vice president of strategy, said Stevens Construction chose a central Appleton location to better serve its active projects across Northeast Wisconsin – from Green Bay in the north to Oshkosh and beyond in the south – with staff spread from Fond du Lac to Green Bay.

“Putting something kind of in the middle and then close to 41 was important, because convenience is a big thing for getting on and off the interstate and being able to get places quickly,” he said. “Those were the biggest drivers in choosing the location in the area we looked at.” 

Short turnaround time for renovations

Krieg said renovations began in mid-February and focus mainly on cosmetic improvements such as flooring, ceilings and fresh paint.

“We’re really trying to create an open environment, so we have actually removed some of the walls within the space to create an open and inviting space to help support collaboration from the team working together,” he said.

Krieg said work is expected to be completed by the end of April. 

“The only thing we’re still working through is to get the final furniture in there,” he said. “Furniture takes a little bit of time to get, but hopefully we’ll have that roughly in that general time frame so we can then get the folks sitting in their seats.”

Krieg said the Appleton office is being designed to mirror the layout of the company’s Madison office, meaning the team can’t simply purchase furniture locally or order standard pieces online.

“Our team members appreciate the up/down ability where they can either stand or sit at their desks,” he said. “Therefore, we need a little bit longer lead time to get those desks fabricated and delivered. We hope that we’ll have those in place by the end of April. It may go into the first part of May, but we’re shooting for the end of April.” 

Consistent growth credited to staff

In addition to its Madison office and new Appleton location, Krieg said Stevens also has offices in Milwaukee and Minneapolis, along with yard operations and its subsidiary, Stevens Structural Components, in Madison.

“We’ve been in business since 1952,” he said. 

Krieg said the company initially opened in Milwaukee, then moved into Madison, and for a time, maintained operations only in Madison.

“Over the last handful of years, we re-opened an office in Milwaukee, kind of in the 2007-ish range,” he said. “And in 2013, we opened up an office in Minneapolis, expanding our footprint. Corporately, we’re headquartered in Madison, and our team members are in those other offices as well.” 

Initially, Krieg said the Appleton office will have four on-site employees, with an additional four staff members technically assigned to the location but based at various job sites.

“Only four will probably be in the office initially, but we are actively looking for and may have another person or two working there in that office as well, as we’re hiring in the area,” he said. 

Krieg said Stevens Construction’s growth over more than five decades is rooted in its talented employees and deep expertise.

“We have great people, which is one of the key things,” he said. “With great people, we’re able to create some really strong relationships with our clients, and that helps because those clients look at other locations and they have an interest and desire to build in other cities, so they bring us along with them to support their endeavors.”

Krieg said the company’s strong expertise in the multi-family and commercial construction market is another key factor in its success.

“We’re able to provide a great level of service as well as great value for our clients because of our expertise in the areas we really focus on,” he said. “In the multi-family/commercial space, we’re very well known for senior living, hospitality, market-rate rental properties/apartments, affordable rental properties and student housing.” 

Though Stevens works solely on construction and does not act as a developer, Krieg said “we’re also known for our aggressive schedules.”

“[We] quickly get these buildings up and out of the ground and ready for folks to rent and call home,” he said. 

Though Stevens Construction has additional projects planned in Northeast Wisconsin, Krieg said the Appleton office remains its only planned expansion.

“We’re always opportunistic, so if something happens to pop up, we’ll definitely take a hard look at it,” he said. “But, for right now, this is currently our only planned expansion from an office perspective.”

Completed, on the horizon

Rudnicki said Stevens Construction’s wood‑frame and post‑tensioned concrete structures for multi-family, student living, senior living, hospitality and other commercial building sectors help shape the communities it serves.

“Creating quality spaces where people can live, work and play drives us as a company,” he said.

Krieg said Stevens recently completed the first phase of the multi-phase, several-hundred-unit Mill on Main project in Oshkosh.

“We got the temporary certificate of occupancy [in February], so people will start moving in [March],” he said. “It’s our understanding that T. Wall – the ownership group [and developer] – has indicated their goal is to bring one additional phase online every other year. So, we may begin Phase 2 in 2027.”

The Promenade senior-living project in Green Bay, Krieg said, wrapped up in summer 2025, while the NOVA Apartments are slated for completion this July.

Looking ahead, he said the company anticipates starting three additional multi-family housing projects between May and July, with developments planned in Oshkosh, Lawrence and Green Bay.

“A couple of them are market-rate, which would be traditional rental,” he said. “And one is an affordable rental housing project – which would be for people who are lower income, and the units are subsidized via a state program.”

Beyond that, Krieg said the details of other future projects on the horizon for Stevens Construction have not yet been released.

“The developers like to be the first ones to make those announcements and control the messaging,” he said.
